    so for the mortgage got a question, what is a person with no credit (or should be no credit) score is expected to pay on average from what you seen. that and if you already have the starting sell offer and enough to pay it if you pay up front how much extra are you expected to pay on top of that.

    where does an appraisal fit in to the timeline. I have VA CoE and house is in USDA zone but Im not sure of it's value and I know it needs a septic repair. The owner wants to owner finance (maybe to avoid inspections?), possibly to hide the true value of house?
